All horses grazing on the property are ultimately the responsibility of their owner. We as grazing managers will be in touch with the owner immediately if we have any concerns. We recommend horses are insured with a suitable insurance company in all instances.
Please note that your horse’s space at Belmont Farm will only be secured on signing of this contract along with payment of the first week’s grazing to account:

Horses will be horses and we omit any responsibility for injuries or illness of animals at the farm:
- The owner has sighted the property, fencing and facilities and is satisfied with the upkeep of the property.
- The owner agrees to make the grazing managers aware immediately if she has concerns for the horses, so that we may attempt rectify the situation.
The purpose of this document is to outline the roles of the owner and the grazing managers, and each party’s responsibilities surrounding the horse.
The Responsibilities of the Owner:
• To provide the grazing managers with contact details, and a further emergency contact.
• To allow the grazing manager to call a vet if their horse requires emergency treatment – contact with owner will be attempted first. Any veterinary costs to be covered by owners.
• To give grazing manager two weeks’ notice of contract termination – owners may leave anytime in those two weeks, however full payment for the two weeks will be required before leaving.
• To pay grazing fees weekly on a Friday of every week in advance via auto-payment.
Grazing fees, services required plus any major damages caused by horse before leaving the property.
• The grazing manager has the right to ask any grazer to leave but will give the grazer two weeks’ notice of contract termination.
• If grazing payment falls more than 2 weeks in arrears, the grazing contract will be terminated automatically, and the horse must be removed from the property.
• Grazing managers reserve the right to increase the weekly grazing amount with one calendar month’s notice.
Rules and Regulations:
• Dogs are not permitted to be brought onto the property without prior permission.
• When entering the property, shut the gate before parking up. The road is extremely busy, and this simple action limits risk for dogs, children, stock and drivers.
• Helmets MUST be worn while riding at all times. No exceptions.
• Children MUST be actively supervised at all times. There are numerous hazards such as waterways and electric fences.
• If you turn the water pump or electric fences off, please turn them back on afterwards.
• The tack room must be locked when you leave; code to be provided on arrival to the property and signing of contract.
• All facilities are used at your own risk.
• Grazers will take full responsibility for any guests they have visiting the property. Guests must be advised of the rules, regulations, and hazards.
• Damage caused by grazers or their horse, with the exception of usual wear and tear, are to be reported immediately and the grazer will be responsible for damage repair costs. This may include but is not limited to significant fencing or gate damage, fire damage or arena equipment damage.
• No vehicles are permitted anywhere other than the driveway and must be driven at a safe speed.
• All gates to be closed at all times. Please do not leave any gate open without prior permission.
• Please advise the grazing manager in advance if you are coming onto the property before 6am or after 9pm.
• Grazers may use the tack shed to store their personal property such as tack and rugs. The grazing managers take no responsibility for loss, damage or theft of any personal items. Grazers are responsible for taking out their own contents insurance.
• Stables must be skipped out after use.
• Yards must be poo picked after use.
• Please pick up all poo, farrier trimmings and excess hay from yard area, car park area and arena before you leave.
• Grazers must not move their horse to any paddock not allocated to them without permission from the grazing manager.

Risk of electric shock. Assume fencing is on at all times. Do not touch fences and keep children away.
Horses and stock
Throughout property Risk of injury from horses kicking, biting or trampling. Do not enter
paddocks with stock in them unless you have permission.
Vehicles
Driveway and car park Risk of being struck by vehicle. Check driveway for oncoming vehicles. 5km max speed on driveway. Watch for children and pets.
Trees
Throughout property Risk of falling branches causing injury. Keep clear of tall trees in strong
winds.
Farm vehicles
Throughout property Tractor, slasher, lawnmower, horse floats, vehicles turning in driveway. Note it’s hard to hear/see anyone when on the tractor or mower.
Code of Conduct
Please do not consume alcohol on the yard or in the stables area. Please do this in the allocated areas -
As we also operate as a riding school, we appreciate our grazer’s etiquette around students. Please limit vaping, smoking and drinking in front of our clients - remember, they aspire to be a horse owner like you.
The arena is in exclusive use by the riding school for hours situated in each termly timetable (printed and displayed in the tack room).
Any Belmont equipment used by grazers (e.g, lunge line) are to be put back in the correct place.
Ensure you share the grazer tack room equally, and be mindful of each other’s possessions.
Bullying or unkindness are not tolerated at Belmont Farm. Everyone is here to enjoy their horse!
Grazers are expected to keep the farm tidy alongside the grazing managers and Belmont Coaches.
Be mindful of others on the yard to optimise hard-stand tie up areas.
Grazer’s are expected to be safety conscious when at the farm.
Be respectful of each other horses and equipment. Please do not use or borrow another grazer’s equipment without permission.
